Who We Are
A New Zealand property and investment business built on experience, discipline and long-term thinking.
About Maia
Built on experience.
Driven by discipline.
Maia is a New Zealand property development, investment and advisory business. We were founded on the belief that good property decisions are grounded in clarity, not momentum — and that the best outcomes come from applying real financial rigour at every stage of a project.
Between us, we bring decades of experience across chartered accounting, corporate advisory, commercial banking and development delivery. We've worked on both sides of the table — advising businesses in distress and building them from the ground up — and that perspective shapes how we approach every project we take on.
Our Directors
Kiran Patel
-
Kiran is a Chartered Accountant with more than 20 years' experience in restructuring, insolvency, turnaround and corporate advisory, including senior roles at KPMG and McGrathNicol, where he managed and advised some of New Zealand's larger property development and construction businesses. That work gave him a direct understanding of what builds value in a development and what destroys it, and he now brings that financial, commercial and risk discipline to Maia's developments throughout New Zealand.
Most developers meet risk on the way up; Kiran spent two decades on the other side of it. He brings rigour to the numbers behind every project — feasibility, funding structure, cashflow, margin and exit — and tests each development against downside scenarios before capital is committed. Drawing on board roles across property development, land subdivision and other sectors, he manages the full range of development stakeholders — banks and financiers, contractors, councils and investment partners — and holds projects to account against plan, from feasibility through to completion.
Kapil Patel
-
Kapil is a qualified Chartered Accountant (CA) with nearly two decades of experience across financial leadership, commercial banking and property development. His career spans some of the world's most respected financial institutions, including JPMorgan Chase, HSBC and Deutsche Bank in London, before returning to New Zealand where he has built deep expertise at the intersection of finance and property.
As a former CFO of a leading Auckland construction company for 7 years, Kapil has been instrumental in shaping the financial strategy, deal structuring and execution of major development projects. He brings a rigorous, hands-on approach to feasibility analysis, debt structuring, risk management and stakeholder relationships — covering the full lifecycle of a project from land acquisition through to settlement.
In an advisory capacity across his previous roles, Kapil has been involved in over $200 million worth of property development transactions — giving him a breadth of experience that few bring to the table.
At Maia, Kapil oversees the operational side of the business — driving the day-to-day execution of projects and ensuring every development is delivered with the same commercial discipline and attention to detail he has applied throughout his career.
